GAF Home Additions & ADU in Las Vegas, NV

GAF Home Additions & ADU: The Las Vegas Owner’s Guide

GAF-compatible roofing systems for home additions and ADUs in Las Vegas typically run $45,000-$130,000 for full addition builds and $90,000-$220,000 for detached ADU construction, with GAF Timberline HDZ and Ultra HDZ shingles being the most common spec we install. Most GAF roof tie-ins on additions are completed same-day once materials are on-site, and we stock standard GAF starter strips, ridge caps, and Cobra ventilation components on every truck. Homeowners usually discover a problem when the new addition roof doesn’t match the existing home’s pitch or when water intrudes at the tie-in point after the first hard rain.

Which GAF Models This Applies To

We work with the full GAF residential line, but in Las Vegas additions and ADUs we see three shingles dominating: Timberline HDZ (the workhorse, 130 mph wind rating), Timberline Ultra HDZ (heavier laminate, better for low-slope areas common in modern ADU designs), and the occasional Royal Sovereign three-tab on budget garage conversions. The critical compatibility point isn’t the shingle itself, it’s the accessory system, starter strips must match the shingle profile exactly, HDZ shingles take Pro-Start or WeatherBlocker, not universal starters, and mixing them voids the System Plus warranty.

To identify what you’ve got, check the cellophane strip on shingle bundles for the printed code, or look for the GAF stamp on the back of existing shingles if you’re matching an addition to a home built after 2015. We also see a lot of Las Vegas homeowners who bought a property with a recent addition and have no paperwork, in those cases we pull a shingle and measure exposure (5-inch for HDZ, 5 5/8-inch for Ultra HDZ) to spec the right GAF part. We’re an independent service provider, not affiliated with GAF, but we install enough of their product in this valley that our crews know the compatibility gotchas without checking a manual.

Signs Your GAF Home Additions & ADU Is Failing

  • Water stains on the addition ceiling after monsoon storms. Las Vegas gets 4-5 inches of rain concentrated in July and August, and a botched tie-in between existing roof and new GAF installation shows up fast. Usually it’s a missing or improperly laced starter course at the valley, or Cobra vent that was cut short and lets wind-driven water in.
  • Shingle tabs lifting or curling at the addition edge within the first two years. This isn’t normal GAF wear, it’s either underdriven nails from a rushed crew or the wrong starter strip creating uneven lift. The desert UV accelerates the failure once the seal breaks.
  • Granule buildup in gutters or at downspout outlets. Some shedding is normal on new GAF shingles, but heavy loss on an addition roof points to thermal shock from poor attic ventilation, common when ADU builders skip the Rafter Vent installation in 110-degree Las Vegas heat.
  • Visible gaps where the new roof meets the existing fascia. Ground settlement is real in Spring Valley and Summerlin soils, if the addition wasn’t flashed with adjustable step flashing, the GAF edge will pull away and expose substrate.
  • Interior humidity spikes or mold smell in the ADU. GAF’s Cobra ridge vent system only works if intake and exhaust are balanced, we regularly find ADUs in Henderson with blocked soffits or no intake at all, turning the roof into a solar oven that cooks the plywood from underneath.

Replacement Cost & What’s Included

Full home addition builds in Las Vegas run $45,000-$130,000 depending on square footage, foundation type (slab-on-grade vs. stem wall for hillside lots), and whether we’re tying into an existing GAF roof or stripping to bare deck. ADU construction starts at $90,000 and climbs to $220,000 for detached units with full kitchens and independent utilities. What drives the range: permit complexity (Clark County vs. City of Las Vegas vs. Henderson each have different setback and utility separation rules), structural engineering for roof load transfer, and whether the existing home needs partial re-roofing to match the new GAF system.

Every addition and ADU we build comes with our 730-Day Done Right Promise, if it’s not done right, we make it right. Upfront pricing, no surprises, the number you see is the number you pay. We also offer 0% financing for 18 months and $1,000 off projects over $10,000.

DIY or Call Us?

There’s a short list of things a Las Vegas homeowner can safely check without getting on a ladder: confirm your GAF shingle bundles have the correct color code, verify ridge vent isn’t blocked by paint or wasp nests, and walk the perimeter for obvious lifted edges. Everything else, structural tie-ins, valley flashing, load calculations for the addition, proper nailing pattern for wind warranty compliance, that’s where DIY goes wrong and gets expensive to undo.

We don’t recommend homeowners work at height on any roof, but especially not on tie-in zones where the existing structure and new construction meet, the load paths are unpredictable and the fall risk is real. Our background-checked, uniformed technicians handle this daily. Call (855) 951-4361 and a live person answers 24/7, no voicemail black holes. We’ll come out, tell you exactly what happened, and fix it right the first time.
