Stage 1: Feasibility and Measure (Days 1-3)

We walk the space with a laser measure and a camera. We’re looking for three things: where the sewer line exits (usually through the slab), whether your electrical panel has capacity for a second kitchen and bath, and if there’s a logical path for a separate entrance that won’t destroy your home’s exterior look. In HOA-governed communities - which means most of Las Vegas - we also pull the CC&Rs to flag any exterior modification restrictions before you spend money on plans. Stage 3: Demolition and Rough-In (Weeks 6-9)

We open walls and floors. This is where the 1990s-2006 housing stock shows its hand. We’ve found polybutylene plumbing in northwest corridor homes that needs full replacement before we can tie in new lines. Electrical panels in older Summerlin phases often max out at 150 amps, forcing a service upgrade to 200 or 400 amps. If we hit caliche while trenching for any slab penetration, we bring in the hydraulic breaker and add a day or two. You don’t make big decisions here - you get daily photo updates and a phone call if we find anything that moves the timeline or budget.

Stage 4: Finish Installation (Weeks 10-12)

Drywall, paint, cabinets, countertops, flooring, fixtures, and appliances go in. The kitchenette gets its compact refrigerator, two-burner cooktop, and combination microwave-convection unit. We install a tankless water heater if the main unit can’t serve both units efficiently - common in larger homes where the original heater sits at the far end of the house. Your final material choices show up here, and we do a walkthrough with punch-list notepad in hand.

Stage 5: Inspection and Handover (Week 13-14)

Las Vegas inspectors check fire separation, egress, ventilation, and electrical GFCI/AFCI protection. We schedule the final only when we’re certain it’ll pass - failed inspections cost you weeks in re-queue time. After sign-off, you get keys, manuals, and our 730-Day Done Right Promise in writing.

The Choices That Shape Your Junior ADU & Interior Conversion

  • Kitchenette footprint: galley vs. L-shaped. Galley layouts (roughly 5-7 linear feet of counter) fit narrow converted bedrooms or garage bays and cost less. L-shaped setups need more floor area but allow a small dining nook. In Las Vegas, where many master suites are oversized by national standards, the L-shape is often doable without stealing space from the main house.
  • Plumbing routing: through-slab vs. overhead drop. Through-slab is cleaner visually but requires cutting concrete, which in caliche-heavy areas can add $2,000-$5,000. Overhead drops run supply and drain lines through ceiling soffits - faster, cheaper, but you lose 6-8 inches of head height in the corridor.

Breezeways and side-yard doors are the compromise we use most in Summerlin and Henderson master-plans.
  • HVAC: extend main system vs. mini-split. Extending ductwork from your central unit is cheaper upfront but can leave the junior ADU under-conditioned in July when the main thermostat sits in a different thermal zone. Mini-splits run $3,500-$6,500 installed but give independent control and don’t load your existing compressor during 115°F peaks.
  • Floor finish: LVP, tile, or polished concrete. LVP handles the thermal expansion from Las Vegas’s wild swing between 30°F winter nights and 120°F slab temperatures better than engineered wood. Tile is bulletproof but cold underfoot. Polished concrete works great for garage conversions but needs vapor barrier verification - monsoon-driven moisture wicking through slab can destroy adhesives.

Fifth, HOA architectural review requirements, which in communities like Anthem or Seven Hills can add 4-6 weeks and $500-$1,500 in revised submission drawings.
