Moen Home Additions & ADU in Las Vegas, NV

Moen Home Additions & ADU: The Las Vegas Owner’s Guide

Moen plumbing fixtures in your Las Vegas home addition or ADU typically run $45,000-$130,000 installed, depending on square footage and whether you’re building up or out. We stock Moen-compatible rough-in valves, trim kits, and finish components for same-day starts on most ADU projects across the valley. Most Las Vegas homeowners realize their Moen setup needs attention when water pressure drops in the new addition or the rough-in valve leaks behind a freshly finished wall.

Which Moen Models This Applies To

Moen’s residential lineup breaks into series that matter for additions and ADUs. The Posi-Temp pressure-balancing valve (1222 cartridge) dominates our Las Vegas jobs because it handles the valley’s hard water better than older Moentrol systems. We see the M-CORE universal valve system on newer builds in Summerlin and Henderson, designed for slimmer wall cavities common in garage conversions.

Check the valve body for a stamped model number before drywall goes up. The 2510, 2520, and 2570 rough-in valves look nearly identical but accept different trim kits. OEM Moen cartridges run $35-$85; quality aftermarket equivalents from Danco save maybe $10 but we’ve seen premature seal failure in 110-degree attic spaces. For a Las Vegas ADU, we spec OEM on anything behind tile. The ground doesn’t lie, and neither do we.

Signs Your Moen Home Additions & ADU Is Failing

  • Temperature swings in the shower. The Posi-Temp cartridge loses its wax element after 3-5 years of hard water exposure common in Las Vegas. You’ll feel scalding then freezing within seconds. The cartridge can’t maintain the mix ratio.
  • Dripping from the showerhead when off. Mineral buildup from Lake Mead water etches the cartridge seats. The leak starts slow, then wastes 30+ gallons daily.
  • Reduced flow in the new addition only. If the main house runs fine, your ADU’s Moen valve likely has debris trapped from construction. But if the 1222 cartridge is swollen from heat, replacement is the fix.
  • Handle spins without stopping. The spline connection strips on older Moentrol valves. In Las Vegas, we see this after tenants over-torque handles in rental ADUs near UNLV.
  • Water stains on drywall below valve access. The O-ring seal behind the escutcheon fails. Caught early, it’s a $12 part. Ignored, it rots out a $400 tile repair.

Replacement Cost & What’s Included

For a full Las Vegas home addition or ADU with Moen fixtures throughout, expect $45,000-$130,000 depending on whether you’re adding 400 square feet or 1,200. A single Moen valve replacement behind finished tile runs $450-$850 in labor plus parts. Whole-fixture swaps in an addition’s bathroom land at $900-$2,400 per room.

What moves the needle: wall access (tile removal vs. rear plumbing panel), valve depth in the stud bay, and whether we need to match discontinued Moen finishes like brushed gold. We quote upfront pricing, no surprises, and every installation carries our 730-Day Done Right Promise. If the cartridge we installed seizes in 18 months, we replace it free, including the access work.

DIY or Call Us?

Here’s what you can safely check: shut off the water, remove the handle and escutcheon, and photograph the valve body. If you see “1222” or “2510” stamped clearly, you’ve identified the part. That’s where most homeowners should stop.

Pulling a Moen cartridge without a cartridge puller tool destroys the brass body in about half the cases we see. Worse, if the valve is sweated onto copper in a tight stud bay, torch work near dried-in insulation starts fires. The 1222 cartridge also requires exact alignment of the temperature limit stop, or your “warm” setting scalds a child. We carry pullers, replacement valves, and the patience to do it once.
