Schluter Roofing: The Las Vegas Owner’s Guide

Schluter roofing system repairs in Las Vegas typically run $400-$1,800 depending on whether we’re replacing a failed membrane section, damaged drainage assembly, or compromised flashing detail. Most Schluter-compatible parts are on our trucks and we can usually diagnose and quote same-day. Homeowners usually discover the problem after a rare hard rain leaves water staining a ceiling, or when they notice the roof membrane pulling at seams during our blistering summer heat cycles.

Which Schluter Models This Applies To

Schluter doesn’t manufacture traditional shingle roofs. They build waterproofing assemblies: Schluter-KERDI for wet-area membranes, Schluter-DITRA for uncoupling and waterproofing under tile, and Schluter-TROBA for drainage and ventilation layers beneath plaza decks and green roofs. If your Las Vegas home has a Schluter system, it’s likely a flat or low-slope roof with tile over a Schluter membrane, or a rooftop deck with integrated drainage.

Check the edge detail or access panel for the Schluter stamp and production date. KERDI membranes carry a lot number; TROBA systems have a channel spacing spec (typically 3/16″ or 5/16″). The critical compatibility gotcha in our market: Schluter membranes installed before 2015 used a different adhesive bonding pattern than current stock, so a patch repair needs matching material or the seam won’t fuse properly. We stock both generations. Aftermarket TPO or modified bitumen patches will adhere but won’t carry Schluter’s system warranty. For a repair that holds up through August rooftop temperatures hitting 170°F, OEM-compatible material is the only call we’d make on our own properties.

Signs Your Schluter Roofing Is Failing

  • Water stains on interior ceilings after rain. The KERDI membrane has likely torn at a seam or penetration. In Las Vegas, thermal expansion from 40°F winter nights to 115°F days cycles the membrane until the factory weld separates.
  • Soft or spongy areas when you walk the roof deck. Moisture has saturated the substrate beneath the Schluter assembly. This happens when TROBA drainage channels clog with desert dust and monsoon debris, trapping water that should have exited.
  • Tile popping loose or grout cracking on a rooftop terrace. DITRA’s uncoupling function has failed, usually because the membrane delaminated from the substrate. The 2012-2014 adhesive batch was particularly susceptible to this in high-UV exposure.
  • Visible bubbling or tenting of the membrane surface. Trapped vapor pressure from our low-humidity, high-heat environment is pushing the membrane off the deck. This means the original install skipped proper venting detail.
  • Drainage outlets running slow or backing up. TROBA channels are packed with palm debris, construction sediment, or hardened calcium from our hard water. Standing water accelerates membrane degradation.

Replacement Cost & What’s Included

For Schluter roofing repairs in Las Vegas, you’re looking at $400-$1,800 installed. A localized KERDI patch with proper seam welding runs toward the lower end. Full membrane section replacement on a rooftop deck, including substrate repair and re-tiling, pushes the upper range. Roof replacement on a Schluter system starts at $8,000 and runs to $20,000 for complete assembly tear-off and rebuild.

What drives the spread: accessibility (can we get a pump truck to your roof?), square footage of damaged area, and whether the substrate is salvageable. Our quotes break out parts, labor, and disposal line by line. No surprises. Every Schluter repair carries our 730-Day Done Right Promise - if the seam opens or the patch fails, we make it right. We also honor Schluter’s material warranty where OEM product is used.

Repair Type Typical Range
KERDI membrane patch (up to 25 sq ft) $400-$750
TROBA drainage channel cleaning/rebuild $550-$950
DITRA re-membrane under tile (per 100 sq ft) $1,200-$1,800
Full Schluter roof assembly replacement $8,000-$20,000

DIY or Call Us?

Here’s where we’re straight with you. A homeowner can safely clear TROBA drain outlets with a shop vac and check for visible membrane tears from an access hatch. Don’t walk the roof surface unless you know the substrate is solid.

Everything else - membrane welding, seam testing, substrate assessment - requires hot-air welding equipment and knowledge of Schluter’s overlap specs. The KERDI membrane is 8-mil thick; a homeowner with a hardware-store heat gun will either under-weld and create a leak path, or overheat and crystallize the material. We’ve been called to fix both. The ground doesn’t lie, and neither do we: if you’re staring at a failed Schluter roof in Las Vegas, call (855) 951-4361. We’ll get a technician out today, in uniform, with the right material on the truck.
